Building More Homes in Mount Pearl
Mount Pearl is going to build a lot more homes, faster. The federal government and City of Mount Pearl have reached an agreement to fast track over 180 housing units over the next three years. This work will spur the construction of 2000 homes over the next decade.
Mayor Aker and Council put together a plan that will change the way we build homes here - from planning, to zoning, to permitting, to building. The federal government is giving over $6.1 million to Mount Pearl to put that plan into action. With this fund, the City will:
review their Municipal Plan to reduce exclusionary zoning – those are rules that limit the number of homes you can build in a single lot. And they’re going to build up more density in areas around public transportation, like Kenmount Hill and in the centre of the city.
reduce and, in some cases, waive, permitting fees for new housing builds.
give serious incentives to build affordable housing. For instance, if a developer wants to make a building taller and add more units, the city can grant that density bonus if it’s for affordable housing.
take land that the city currently owns and make it available for housing.
create guidelines that encourage developers to build more duplexes or multiplexes. We need to make sure we don’t have that “missing middle” situation where the options are either a 3 bedroom single-unit home, or a small apartment.
create a special team at City Hall whose sole job is to speed up housing developments in the city.
speed up permitting approvals with new technology and a faster online process.
